As advertised. Everything. The access to the river was an all day shaded enjoyable experience. The river was low, but had many kayakers passing by all the time and a few tubers. We took advantage of the chairs and enjoyed sitting in the river watching the occasional kayakers come by. The house is very large and had ample room for everyone, plus some guests to drop by for the night and day. Would recommend this for families of varying ages. very clean.
